Home sales across Halton Region picked up in May, even as the number of new listings fell sharply compared with the same month last year, the Oakville, Milton and District Real Estate Board (OMDREB) reported on June 5.
According to the board's May market report, buyers stayed active across most segments of the market, pushing transaction volumes higher while prices held relatively steady.
The average price of a single-family home in Halton reached $1,556,923 in May, a 5.4 per cent increase over May 2025. Transaction volume for the segment rose 4.0 per cent year-over-year and 19.1 per cent month-over-month, a sign, the board said, of growing buyer confidence.
Townhouses and condominiums, tracked together in the report, saw sales climb 17.8 per cent from April. The average price in that segment was $804,142, down 9.6 per cent from May 2025.
Supply, however, continued to shrink. New single-family listings fell 18.0 per cent compared with May of last year, while new townhouse and condominium listings dropped 20.7 per cent. The board warned that the tighter inventory could put upward pressure on prices in some neighbourhoods heading into the summer.
May brought encouraging signs across the Halton housing market. We saw sales increase compared to both April and the same time last year, along with higher overall dollar volume, which tells us buyers are becoming more active and confident in their decision-making.
Heidi Noel, president of OMDREB, said the market remains balanced, with buyers enjoying more choice than in recent years while well-priced homes are still finding success. Most homes, she noted, continue to sell below asking price, but properties are moving at a healthy pace and well-prepared homes are drawing strong interest.
One of the most encouraging trends is that activity is increasing across many segments of the market. Detached homes remain resilient, and we're seeing renewed engagement in the townhouse and condominium sector as buyers take advantage of improved affordability opportunities.
She added that conditions can vary noticeably from one neighbourhood to the next, and advised buyers and sellers to work with a local OMDREB REALTOR® who knows their specific market.
